Why the "Base Price" Is Never the Final Cost

The price quoted by the builder is just the starting point. Add 20–25% more for government charges, bank fees, and setup costs. Here is a complete breakdown:

Step-by-Step Home Loan Process

Assess Your Budget
Calculate your Net Take-Home Income. A safe EMI is 40–45% of your monthly income. Use this to determine your loan eligibility and the property price range you should target.

Get Pre-Approval from a Bank
Apply for pre-approval before selecting a property. This gives you a confirmed loan amount and positions you as a serious buyer — giving you better negotiating power with the builder.

Book the Property & Sign Agreement
Pay the booking amount and receive the Allotment Letter. Sign the Sale Agreement — ensure all charges, possession dates, and RERA details are clearly mentioned.

Bank Valuation & Legal Check
The bank sends their representative to verify the property's value and legal status. They check the Title Deed, building approvals, and MahaRERA registration.

Loan Sanction & Disbursement
The bank sanctions your loan and begins disbursing funds directly to the builder based on construction milestones. You pay Pre-EMI (interest only) during this phase.

Possession & Registration
Once the building is complete, the builder receives the OC. You register the Sale Deed, pay stamp duty and registration, and receive possession. Full EMI begins from this point.
